Legendre UK secures main contractor role for landmark Mayfair office redevelopment

Legendre UK has been appointed by Berkeley Estate Asset Management (BEAM) as the main contractor for the redevelopment of 50 Stratton Street in Mayfair, marking a significant addition to its growing London portfolio.

The contract was awarded following a competitive single-stage tender process led by B&Co and Exigere.

The scheme, designed by Stiff + Trevillion, will transform the site into a 135,000 sq ft Grade A office development, delivering high-specification workspace in one of London’s most prestigious commercial districts. The design includes 12,000 sq ft floor plates, premium finishes, and a blend of private and shared terrace spaces, offering flexibility and strong amenity provision for occupiers.

With demand continuing to rise for prime, sustainable office space in central London, the redevelopment is set to establish a high-quality destination tailored to modern business needs in the Mayfair market.

Sustainability is central to the scheme, which is targeting BREEAM Outstanding and LEED Gold certifications. The all-electric development will be delivered using a zero embodied carbon approach, incorporating lightweight steel construction alongside four new cross-laminated timber floors. These measures reflect a commitment to low-carbon, forward-thinking building practices.

The project will also feature a complete façade upgrade, including stone cladding, aluminium-framed glazing and curtain walling, enhancing both performance and visual appeal.

Construction is scheduled to begin in June 2026, with completion anticipated in mid-2028.
