
With 2025 now upon us, Rosguill Developments is celebrating a landmark year of success and growth. The company’s standout achievement was the completion of the Birch Grove project in Buckinghamshire.
Developed for the Millbank Group, this ambitious project delivered three biophilic, eco-conscious Agri-Lux homes on what was once derelict farmland. The development has not only impressed clients but also gained widespread industry recognition, earning accolades such as ‘Project of the Year – up to £10m’ at the National Building and Construction Awards and praise from the Evening Standard and the British Homes Awards.

The £8.2m Birch Grove project demanded exceptional expertise from Rosguill Developments. Situated on a 1.23-hectare site within the London Green Belt and an Area of Outstanding Natural Beauty (AONB), the location presented a unique set of challenges. The site, a contaminated and derelict smallholding, required extensive remediation work, including pollution removal and landscape reshaping.
Rosguill tackled these challenges with innovative solutions, including repurposing agricultural grain silos into living spaces and utilising unconventional Agricultural materials to meet complex planning requirements. This marked the resolution of a 35-year long battle for planning approval by the landowner and developer. Sustainability was at the forefront of the design, with features such as retrofitted energy solutions and the use of additional photovoltaic (PV) panels to meet stringent Net Zero targets.
“Adapting to challenges was key,” explained Michael Logue, Senior Quantity Surveyor. “From meeting tight airtightness standards to collaborating closely with the client, our team ensured the project’s success.”
This collaborative ethos reflects Rosguill Developments’ broader commitment to delivering quality projects while maintaining adaptability, an approach that has earned the company a trusted reputation in residential and commercial construction. Their customers include private clients, investors consortium, Developers and Tier 1 and Tier 2 contractors, demonstrating the ability to tailor solutions to meet diverse needs.
Expanding horizons: Current projects and future growth
Building on the success of Birch Grove, Rosguill is now transforming a former police station in Hornsey into a mixed-use residential development. This £9.3m project for Dixon 8 Ltd involves the phased creation of 19 apartments and ten townhouses, combining refurbishment with façade retention, eco-conscious luxury new builds, and sustainable housing association flats.
“This project highlights the versatility of our team,” said Mr Bouchat. “From luxury living spaces to sustainable housing, we’re showing how adaptable we can be across a variety of project types.”
Rosguill is also working on smaller-scale projects, such as converting public houses into apartments and developing bespoke single-family homes. This adaptability allows the company to stay competitive and seize opportunities across multiple sectors.
With a highly knowledgeable team of directly employed staff and a reliable network of subcontractors, Rosguill maintains in-house expertise for critical trades, including groundwork, cladding, roofing, carpentry, fit-out and drylining. Training and professional development are integral to their success, ensuring compliance with evolving regulations and maintaining high standards.
“We recently achieved ISO 45001 and ISO 9001 certifications,” said Frank McBride, Director. “Our focus on doing things right the first time minimizes legacy issues and strengthens our reputation for quality.”
