Vistry receives green light for £78m Stafford development

Vistry Group, the FTSE 250 listed housebuilder, has been given planning consent for a £78m development of 350 homes in Beaconside, Stafford.

The 95-acre site has been acquired in partnership with Barratt Homes on a 50:50 basis and has a combined GDV of £156m. Vistry’s share will include 350 homes, across an extensive product range comprising one-bed flats and bungalows, two-bed bungalows and houses, and three, four and five-bed homes. 30% of the homes built will be affordable housing, with the remainder for private sale.

As part of the scheme, the housebuilders will provide for upgraded highways infrastructure to support the delivery of a Local Centre and Care Home, while a further 1.05 hectares of serviced land will be made available for a primary school and allotments. The builders will make a combined £10m contribution to the community, going towards local primary and secondary schools, a Special Area of Conservation, and sports and leisure facilities.

The new development is situated in the Beaconside area of Stafford, offering excellent connections as well as convenient access to local amenities. Stafford’s flourishing town centre offers a range of independent local shops, several supermarkets and the famous indoor Farmer’s Market. The National Trust’s picturesque Shugborough Estate lies just 15 minutes to the East.

Infrastructure work commenced this month and first occupation is expected in 2021.
