Caddick Construction has been awarded a £25m contract to build two new industrial units and deliver extensive external works at a new 14-acre development in Middleton in Greater Manchester on behalf of Royal London Asset Management.
Located on Greengate, the scheme will provide modern warehouse and manufacturing accommodation designed to meet the needs of businesses seeking high-quality industrial space within a well-established commercial location. The development is targeting a BREEAM Outstanding rating, underlining its strong sustainability credentials.
Due for completion in summer 2027, the project will also include significant external works, with Caddick delivering more than 300 car parking spaces, including a number equipped with electric vehicle charging points, to support the two new industrial units.
The appointment further strengthens Caddick Construction’s growing industrial and logistics portfolio across the North West. Current projects include Tawd Valley Developments’ £14m Junction 4 scheme at White Moss Business Park, where 45 new business units are under construction.
The contractor is also set to deliver four industrial units totalling 96,000 sq ft at Farington Park in Leyland on behalf of sister company Caddick Developments. The development follows the successful completion of the scheme’s first phase, which delivered a 544,000 sq ft BREEAM Excellent logistics hub.
Dave Saville, Regional Managing Director of Caddick Construction North West, commented: “We’re pleased to be appointed to deliver this important project in Middleton. Industrial and logistics remains one of the UK’s most active sectors, and this project will create high-quality units and contemporary workspaces for growing businesses. Our team has significant experience delivering industrial developments across the region and we look forward to working collaboratively with Royal London Asset Management and the wider project team to bring these new facilities forward.”
Quintus Carr, Development Manager at Royal London Asset Management, added: “The scheme reflects our ongoing commitment to delivering high-quality, sustainability-focused industrial and logistics space in strong regional locations. We are pleased to be working with Caddick Construction, and we look forward to working closely with them and the wider project team to bring forward a scheme that supports local economic growth and meets the needs of modern occupiers.”
