
Original Works and Legendre UK have signed a construction contract for the redevelopment of 10 Salisbury Square in London, marking a major milestone for the landmark sustainable office scheme near Fleet Street.
Legendre UK has been appointed by Original Works as main contractor to deliver the redevelopment of the six-storey office building, which will undergo a comprehensive upgrade to provide a net total of 54,000 sq ft of high-quality office accommodation, including two new office floors. The scheme, known as Oriel St Bride’s, will offer best-in-class amenities, multiple roof terraces and a distinctive new oriel window with views of the Grade I-listed St Bride’s Church.
Sustainability is central to the redevelopment, with approximately 90 per cent of the existing structure retained and low-carbon construction techniques used throughout. The building will feature all-electric MEP systems, openable windows and on-site renewable energy, supporting high levels of operational efficiency. The scheme is targeting BREEAM Outstanding and NABERS 5 Stars, while Legendre UK has committed to achieving the project’s final as-built embodied carbon target for scope A1–A5 in line with the RICS Whole Life Carbon Assessment standard, reinforcing the project’s robust environmental credentials.
The scheme has already been recognised for its environmental ambition, having been selected for the UK Net Zero Carbon Buildings Standard Pilot Testing Programme. This places it among a select group of developments helping to shape the Standard ahead of its wider adoption across the market.
Located between the West End and the City, the redevelopment has been carefully designed to balance respect for the site’s historic context with the requirements of modern office occupiers. Situated within the Fleet Street Conservation Area, 10 Salisbury Square forms part of a wider area of transformation, with more than £300m being invested in the new Justice Quarter and City Law Courts. As part of the project, St Bride’s Passage will be revitalised with extensive new landscaping and greenery, creating a more welcoming and vibrant public space for the local community and building occupants.
10 Salisbury Square was the first asset acquired by Original Works, the joint venture behind the scheme, reflecting its commitment to delivering sustainable, future-facing office space aligned with occupier needs and climate objectives. Simten, one of the joint venture partners, is acting as development manager, with completion scheduled for autumn 2027.
