
Winvic Construction Ltd has been appointed to deliver a £130m Build-to-Rent development in Leeds city centre following Gateway 2 approval. The scheme is being delivered on behalf of Lisbon Street Developments Limited, a joint venture between Marrico Asset Management and Helios Real Estate, and will provide 578 apartments across two residential towers, with construction expected to begin in the fourth quarter of this year. The appointment follows Winvic’s recent completion of a 548-bed Purpose Built Student Accommodation scheme on the same site, reinforcing its established presence in the city.
The development, located on Lisbon Street, will include towers rising to 33 and 22 storeys, situated above a single-storey podium and a shared basement. The podium will house resident amenity spaces and two commercial units, contributing to a mixed-use environment, while the basement will offer car parking, access into both buildings and ancillary facilities. Additional features include a roof terrace and east-facing balconies designed to maximise views and outdoor space.
The scheme is targeting a Home Quality Mark 3.5 star rating and incorporates several sustainability measures. Photovoltaic systems will generate renewable energy on site, reducing reliance on grid supply, while decentralised air source heat pumps will provide a lower-carbon energy solution during operation. Enhanced building fabric and glazing are also planned to improve overall energy efficiency by reducing heating and cooling demand.
A Social Value Plan has been developed in partnership with Leeds City Council, with anticipated outcomes including the creation of jobs, apprenticeships, work experience placements, education engagement initiatives and volunteering opportunities, all of which will be monitored to demonstrate the project’s wider impact.
This project further strengthens Winvic’s position in the Build-to-Rent sector and builds on its track record of delivering urban residential developments. With 15,000 beds completed to date, the company’s multi-room division continues to support major residential developers across the UK.
