This year sees London-based Trust Premier Property Management marking its 20th anniversary, a milestone that not only reflects two decades of growth, resilience and a commitment to delivering exceptional service, but also highlights the input of the people behind its success.
Created in 2006 by three founding directors who remain active in the business today, Trust has evolved from a modest operation built on word‑of‑mouth referrals into a multi‑office organisation recognised for its professionalism, its client‑centric approach and, increasingly, for its people. A key figure in the company’s recent momentum is Sanj Solanki, who since joining the company as an Associate Director in 2024, is now a full Director, having made a significant contribution to the business thanks to his work ethic and leadership style.

It’s not just within Trust where Sanj’s hard work has been appreciated, as he has also been named London Property Manager of the Year at the prestigious News on the Block Award not once, but twice, in consecutive years. “It still feels surreal to have won it back‑to‑back,” explains Sanj. “There are so many brilliant property managers in London that the level of competition is huge. To have won the award two years running therefore shows that what I’m doing is clearly working.”
Sanj’s success is rooted in an approach that blends direct accountability with genuine care for the people and properties he looks after. Managing six high‑rise buildings catering to high‑end clients, his role spans operational management, customer relationships, team leadership and even elements of new business and digital presence for the company. His philosophy is simple: do the work as though every building were your own.
“I’ve always believed that if you take ownership of what you do, everything else falls into place,” says Sanj. “I don’t clock‑watch. I just make sure I deliver the best possible service, every single day.”
This level of dedication has obviously been key to Sanj’s award success but most importantly has helped Trust to continue growing its own reputation within the marketplace at a crucial time in the company’s development. The past year has been particularly transformative, with 2025 seeing the business being acquired by PHM Group. This represents a significant step that places the firm within a growing network of property management companies, including the likes of Haus Block Management, D&GBM, and Centrick.
The acquisition reflects both the strength and stability of Trust’s operations and its potential for further expansion across London and the Home Counties. Despite the increased scale and investment, the company continues to hold firm to the ethos that shaped it from the start: delivering bespoke, high‑quality management rather than chasing volume.
The result of Trust’s approach has been recognition for Sanj and increasing momentum for the business. By elevating the company’s visibility – particularly through social media and a refreshed digital presence – he has helped drive new business enquiries and contributed to an image of a modern, proactive and reliable managing agent. This has supported its strategy of securing larger, more complex blocks, including landmark acquisitions such as 25 Porchester Place, a prominent estate previously managed by Savills.
Despite the pressures of the modern marketplace, Trust maintains a strong staff culture, supported by an open‑plan environment, accessible leadership and regular social activities that bring teams together. It has a workforce of around 50 members of staff across its three offices. These include its head office in Colindale; a commercial office in Milton Keynes; and an office in Teddington, which focuses on its activities in Middlesex and Surrey.

With such a robust infrastructure in place, Sanj sees 2026 as a year of opportunity to build on what has already been achieved – both personally and organisationally. For him, the goal is clear: “Regarding London Property Manager of the Year at the News on the Block Awards, I’m absolutely going for the hat‑trick. Why stop at two? If you’ve got the drive, you keep pushing.”
For Trust, meanwhile, his vision is equally ambitious. The company plans to deepen its relationships with key freeholders, expand its management of mixed‑use and high‑rise developments, and leverage its in‑house surveying team to provide an even more comprehensive service. Growth is a priority, but not at the expense of quality – a balance the firm has maintained for 20 years and intends to uphold for the next 20.
Sanj sums it up with characteristic positivity: “I’m a naturally upbeat person. Even when there are challenges, I strive to turn them into learning opportunities. At the end of the day, you’ve just got to make it work and at Trust, that’s exactly what we do.”
Given the growth it is enjoying and the award recognition it has received, Trust is definitely on the right track. It can therefore look back at all it has achieved over the past two decades with pride, while also looking forward to the years ahead with the utmost confidence.
