Redrow secures land and planning consent for 191 new homes in Shenfield, Essex

Premium housebuilder Redrow Eastern has completed the acquisition of a flagship 24.3-acre site in Shenfield, Essex. Full planning permission has also been granted for the development on Chelmsford Road, paving the way for 191 much-needed new homes.

The new community will deliver 124 private homes alongside 67 affordable homes, comprising of shared ownership and affordable rent properties. The private homes will range from two to five bedrooms, each in Redrow’s sought after Heritage Collection design that pairs Arts and Crafts exteriors with modern interiors.

As well as an emphasis on character-led design, each of the homes at Redrow’s Shenfield community will be highly energy efficient; designed with innovative low-carbon technologies to help homeowners save on their bills. Air source heat pumps and underfloor heating will be fitted as standard in all detached homes on the development, providing reassurance to homebuyers looking for a home fit for the future.

As part of Redrow’s commitment to inclusive play and placemaking, the development will have a strong emphasis on green spaces and play. Local play areas will be designed for children of all abilities, alongside extensive green infrastructure. The scheme will also deliver a minimum of 10% biodiversity net gain for the local community.

As part of its commitment to creating thriving communities, Redrow Eastern will also be contributing over £4.5m to support local healthcare, education and sports services. As with the majority of new build developments, there will be a management fee for homebuyers to cover the upkeep of communal areas.

Situated in the popular location of Shenfield, one of the most prestigious postcodes in Essex, the development will benefit from Elizabeth Line services into central London.

The land was secured following three years of planning work by Redrow Eastern, and subsequent land negotiations with the landowners, who were represented by Savills.
