Hull-based construction company, Zenith Development Group has been announced by Lincolnshire Co-op as the principal contractor for the new Cornhill Gateway project in Lincoln.
Following a thorough procurement process, work started in June 2024 with a predicted completion date of late spring 2025.
The project has a total value of £3.2m and will see Zenith responsible for the successful delivery of the project.
It involves the creation of a new building on the corner of St Mary’s Street and Sincil Street, to be used as office space by train operating firm East Midlands Railway, as well as two shop units which will be marketed to let. There will also be a living green wall, introducing more planting to the Cornhill area. It will be made up with a combination of climber, herbaceous and hedge planting.
The Gateway is designed to be an attractive entrance to the Cornhill Quarter, an area of Lincoln city centre which has undergone a vast programme of redevelopment over recent years including the restoration of historic buildings and the creation of new shops, restaurants and leisure facilities.
Speaking ahead of work commencing, Calum Preston, Zenith Development Group managing director, said: “The team has worked really hard to get this project over the line and this show of trust from Lincolnshire Co-op is a reward for their hard work.
“Being part of the project is very exciting and – following a really successful 2023 – will ensure we get this year off to a positive start.
“We’ve got a strong track record of delivering a range of projects, particularly in the retail space having already completed more than 90 projects with Aldi, so this new project perfectly complements our experience.
“It also allows the business to develop strategically as we bring our wealth of knowledge to new regions as we expand across the UK, including the recent opening of our Leeds office.”
Talking about the partnership, Lincolnshire Co-op’s Development and Acquisition Manager
Sam Heathershaw said: “We’re delighted to be working with Zenith Development Group to help us realise this fantastic new development for Lincoln.
“As one of the final phases of The Cornhill Quarter development, the plans will further improve the view of the city on arrival at the railway station and bus station, as well as introducing office space, new shop units and the green wall.”
Station House will be a modern, purpose built traincrew depot located outside the front of Lincoln railway station, which will replace East Midlands Railway staff facilities for on train crew, drivers and management.
Philippa Cresswell, Customer Service Director for East Midlands Railway said: “It is great to see the work progressing at The Cornhill Quarter.
“We are looking forward to working closely with Zenith Development Group and Lincolnshire Co-op to provide EMR staff with a purpose built traincrew depot.
“Not only will this new accessible location provide our staff with comfortable mess facilities, but it is also a welcome entrance to city from Lincoln railway station.”
