
SNG (Sovereign Network Group) has exchanged contracts with Related Argent to deliver an additional 82 social rent homes at Brent Cross Town in the London Borough of Barnet.
The new homes form part of a Section 106 agreement and will be delivered on the final plot within the Market Quarter, the third phase of the £8bn Brent Cross Town regeneration scheme being delivered by Related Argent in partnership with Barnet Council.
SNG is already delivering 50 social rent homes at Brent Cross Town. The additional 82 homes will increase the housing association’s total contribution to 132 social rent homes across the development. Alongside the 120 homes managed by L&Q, all homes will be allocated to people on Barnet Council’s housing needs register.
The project has been supported by funding from the Greater London Authority’s Affordable Homes Programme 2021-2026.
Brent Cross Town is a 180-acre new park town that will provide 6,700 homes, a new high street, leisure facilities and 3m sq ft of office and workspace. The development will also include three schools, eight public squares, sports facilities and 50 acres of green space.
All 82 homes in SNG’s latest allocation will be apartments. Around one-third will be three-bedroom homes, helping to address the growing need for family accommodation in the borough. The remaining homes will comprise a mix of one and two-bedroom apartments. Every home will benefit from private outdoor space in the form of a balcony or terrace, while around 10% have been designed to be wheelchair accessible.
Residents will also have access to private amenity gardens on the ground floor, reserved exclusively for SNG customers, as well as doorstep play areas located within the public realm outside the building.
The homes will be situated alongside the new Neighbourhood Square, which will serve as the focal point of the Market Quarter. Designed as a community hub, the square will provide shared public space surrounded by ground-floor retail units, cafés and restaurants, benefiting from new pedestrian-friendly streets and public realm improvements.
The development has achieved a strong score against SNG’s Homes and Place Standard, reflecting its commitment to delivering high-quality homes and places to live. Sustainability is a key feature of the scheme, with all homes connected to a gas-free district heating and cooling network powered by a fully electric system that includes air source heat pumps, electric boilers and thermal stores. The district energy network is expected to become one of the largest fully electric energy centres in Europe.
Construction is already underway, with residents expected to begin moving into the new homes from 2029.
