Gallagher takes space at 103 Colmore row in Birmingham

Insurance, risk management and consulting firm, Gallagher, has become the sixth tenant to sign for space at 103 Colmore Row. The company is to lease 12,146 sq ft on a 10-year deal on the 13th floor of the 26-storey building. The letting enables the company’s 150-strong Birmingham staff to co-late in a single location.

Gallagher joins Shoosmiths, Knight Frank, Grant Thornton, Tilney Smith & Williamson, and flexible workspace operator x+why. More than 60% of the office space is now let or under offer. 103 Colmore Row has been developed through a joint venture partnership of Sterling Property Ventures and Tristan Capital Partners’ EPISO 4 fund.

Tom Gunn, head of real estate and facilities at Gallagher, said: “Having previously operated three separate offices in Birmingham, our move to 103 Colmore Row will enable us to bring everyone together under one roof, and provide a modern and spacious workspace for both our colleagues and clients in a prime city centre location.

“Not only does 103 Colmore Row tick all the right boxes in terms of design and location but will also allow our colleagues to work in a space that is far more energy efficient – tying in with our ambitions to reduce our environmental footprint in the communities where we have a presence.

“Our move to 103 Colmore Row marks a key milestone for Gallagher in Birmingham as we continue to invest in our presence in the city, and we look forward to welcoming our colleagues and clients to our new home.”

James Howarth, Managing Director of Sterling Property Ventures, added: “103 Colmore Row’s best-in-class credentials continue to attract occupiers as businesses look to enhance the working environment on offer for their staff. The building’s green credentials stand out as a real point of difference, aligning with the environmental targets and ambitions of the companies that are choosing to locate here.”

103 Colmore Row is the tallest office building in Birmingham. As well as 223,631 sq. ft. of Grade A, BREEAM ‘Excellent’ office space, the building boasts a two-storey top floor restaurant and ground floor café, which will be operated by D&D London, and a members’ business club on the 18th floor.

It will be the first commercial office building in Birmingham’s Central Business District to link up with Birmingham’s low-carbon District Energy Scheme. [1] The scheme has also been awarded an EPC A rating, meaning it is one of the most energy-efficient commercial office buildings in Birmingham.

Paul Pritchard, Director at Tristan Capital Partners, said: “Our ambition with 103 Colmore Row was to deliver a building which reflected the changing needs of occupiers offering innovative, quality space complemented by an excellent suite of amenities that appeal to a broad range of organisations – our leasing success is testament to this.”

Office space at 103 Colmore Row is being marketed by Cushman & Wakefield, Colliers International and Knight Frank.
