Towndoor Limited- Major plans ahead

Towndoor Limited has purchased Albert Works in Lockwood, Huddersfield, with plans of redeveloping the former spinning mill into a commercial centre known as The Dyeworks. The Meltham-based commercial property rental company is hoping to begin construction on the 1.2-acre site as soon as possible.

“The intention is to demolish the site over the next three or four months and to erect 32,000 sq ft of new industrial work space,” says Nick Charlton, Architectural Services and Property Manager. “We are hoping to make a start with the construction around Easter time, with a 12-month construction period. The area will be split into eight different industrial units and we are looking at the prospect of installing Solar PV panels to generate electricity for use on site.”

Since its inception in 1988 Towndoor has been committed to delivering great value, service and quality to its wide range of customers and the company has built up a strong work portfolio consisting of a range of new-build commercial properties including offices, warehouses and workshops. “Over the last two years the existing stock has been bought up to a very high standard, we’ve bought two small factories in Leeds and have begun to expand again,” adds Mr Charlton. “We have a keen interest in our environmental credentials, so we acquired Meltham Mills Reservoir two years ago. It required investment of over £1m to improve the spill ways etc and it is now a nice, quiet environment for the general public to enjoy.”

With over 25 years of experience, the company’s in-house team of professionals carry out refurbishment and conversion projects across West Yorkshire on a daily basis and currently has over 90 commercial units across seven sites. “We feel the market is very much improving and we have seen a huge increase in demand for industrial units. As soon as something becomes available we go in with a team, refurbish it and make it available. We are currently 100 per cent occupied, which is why we are looking to expand and increase our portfolio. We are currently planning to do some further expansion work at Meltham Mills Industrial Estate.”

Even with the success the family run business has achieved over the years, it continually faces challenges from the market. “The biggest challenge is working within the constraints of affordable finance,” says Mr Charlton. “Things have been quite dormant for quite some time in the commercial market and in the availability of funds, but we have a long standing relationship with Barclays in Manchester and they are very pleased with what has been achieved in the last few years on the estate and are happy to support us with our expansion plan. There seems to be a steady supply of stuff coming onto the market at the moment and we are feeling very positive about the next 12 to 18 months.”

Towndoors’ commitment to continual improvement has made it a successful business in today’s highly competitive commercial property market. The company is now focusing on completing the work at Lockwood and also has a number of other projects under development. “The aim is to have the building up and finished by this time next year,” concludes Mr Charlton. “We want it looking smart and fully let with good tenants. We hope to progress onto something new at that stage. We have the main site at Meltham where there are bits and pieces going on, so we may be looking at expansion there as well.”
