Glavloc Build Systems (GBS) – Shaking things up

The fact that Cork-based Glavloc Build Systems (GBS) was nominated for an Offsite Award 2018 within the Best Use of Timber Technology category just goes to show how much of an impression the company has already made. This success has been achieved thanks to comprehensive research and development, as Eva Long, Sales & Marketing Manager, explained to Construction Industry News.

“The objective from the offset was to create a better way of constructing buildings by drawing inspiration from other industries, such as automation, to develop improved processes and robotic systems using standardised components,” outlines Eva. “The business underwent several years of extensive R&D culminating in the securing over 50 patent claims. We’re now able to manufacture high performance rapid build systems for the construction of structures that can be completed in less than a quarter of the time of traditional building methods. An average structure built using our products can be completed in less than 12 weeks, depending on the exact options and specifications required. This results in significantly improved productivity without the need to increase resources.

“In terms of the Offsite Award nomination, it was great to receive the recognition as it shows that we are shaking the sector up a bit. We also exhibited at Eco Build and had a huge amount of interest Although it might look radically different to what has gone before, the structural strength actually exceeds that of a masonry wall and the insulation properties are industry leading, making it incredibly energy efficient.”

This energy efficiency is underlined by the fact that Glavloc’s wall, roof and foundation systems have BBA certified thermal properties of between 0.10 w/m2k and 0.14 w/m2k, and are the first buildings systems to have a zero thermal (cold) bridge rating. This delivers an A1 rated building (A1 rating depends on other factors, such as mechanical systems and design layout). Its systems are also passive compliant when used in conjunction with an appropriately designed structure. Its components are currently undergoing passive certification.

Timber components are manufactured off site and assembled on site without the need for heavy lifting cranes. There are only nine standardised timber components that click together – a bit like Lego.  The build system has been efficiently designed to minimise cutting and reducing human error on site.

“As our systems are designed using standardised components we can deliver to site within 2 weeks and we aim to get this lead time to 24 hours of an order being received,” adds Eva. “If we are consulted at an early stage we can optimise the design, reducing on-site build times and importantly, costs. Cranes or specialist lifting equipment are not required on-site to install our systems, as most components can be safely lifted by a single person.

“Our building systems are manufactured to the highest quality from certified FSC timber products, using the latest computer controlled production lines in our facility in Cork, and are fully tested and certified We are shortly opening a factory with a capacity that will allow us to deliver 1,000 buildings per year.

Given that its system ticks so many boxes, it is little wonder that Glavloc has had so much interest already. The company is now looking to keep building its infrastructure to ensure it has the capacity and the capabilities to develop the business in the months and years ahead. “We are currently working predominately on the Irish market, where we have had a lot of interest from self builders, but we are increasingly exploring our options within the UK too. Due to the qualities of the system we’re confident that we’d be able to expand into a wide range of different sectors, which has been backed up by the interest we’ve received from developers and housing associations. to exports into the UK. We’re really confident about our long term prospects but we’re also mindful that we need to learn how to

Given the rate of progress it has already made on the back of the strengths of its system, it’s surely only a matter of time before Glavloc becomes a much more widely known name within the UK marketplace.
